Noise levels when packed can be a little loud. Alvin’s take on duck pancake is worthy of trying I’m still undecided on the egg tart. Conceptually interesting with the marmalade base but somehow nothing beat the original egg custard recipe.

we were a group of 4. ordered tom yum with prawns, phad thai with tofu, omelette rice with thai basil chicken and pork belly, pandan leaf chicken, the fried seabass with tamarind sauce and 2 thai milk teas. total was $140. green curry was too salty today. pandan leaf chicken was too dry and tough. phad thai’s portion was small. the fish was so so. omelette rice was good as usual.

Food is above average compared to some other Thai restaurants. Service is quite efficient though there is still room for improvement. Prices are generally reasonable.

Pleasant and spacious layout. Service needs to be more attentive. Food is not as authentic as I expect it to be. Overpriced for its quality.

Serves good authentic Thai food, The fried basil mince pork tasted a little burnt though which caused some disappointment. Otherwise, will be back for more.

Heard alot of this restaurant and the fact that it's very authentic in food standards. At the entrance, you are greeted by Thai staff, so that's nice. There's free wifi. Don't forget to check-in to get a free iced thai milk tea or lemongrass to be collected at their sister cafe, Dink Dink on the ground floor. You can get the voucher for the drink after making payment on your way out. Food quality 1) Pad Thai, alright, though the noodles were transparent and a tad too oily for me. 2) Baan Ying Stuffed Tofu skin , made with prawn and pork meat, the tofu skin was crispy but the insides were a bit tough for my liking. The sauce was sweet, kind of like sour plum which was nice. 3) String Beans with minced meat and egg, probably my favourite dish, goes well with rice! Loads of minced meat 4) Baan Ying Fry sticky rice with Pork Neck, loved the fatty pork neck and the rice was flavourful. FYI , they charge 50 cents for wet tissue, so if you don't use it, just return it back to them at the counter.

Food was average and pricey . Environment was ok but I would go for nicer food. Won’t go there again as it wasn’t as good as I read the review

You can choose the level of spiciness of spicy food here. Their “normal” is very spicy to my standard. So, if you cannot handle too much spiciness, go for less spicy. The thai milk tea is just nice for me and not too sweet. It soothes my burning tongue.

Friendly staff with pleasant environment. We would give its food 3.5/5. Pandan chicken wrap was a bit dry but the thai green curry was tasty.

Place was noisy. Food portion was really miserable. Fried chicken mid wings were tiny apparently each piece of mid wing was cut into 2. Plain water was charged at $1 per person even though it's free flow. Will not patronize again.

$96.00 for Thai food is kind of steep, and the portions were far from generous. White Rice at $1.20++ and Water at $1.00++ are just not wallet friendly, too Sorry, but won't visit again. Thanks

We ordered the house specials papaya salas, omelette rice n minced chicken with garlic. Only the papaya salad was good but a little wet in my opinion as it was in a pool of liquid. The omelette rice was very plain while the chicken was dry n tasted stale. Perhaps we ordered the wrong items.

Good and warm environment. Food not that spicy. If you like to eat spicy you have to choose and mention very spicy. Services also not bad

Egg on Omelette rice was dry. Pork belly was also dry and hard. Pork and shrimp corn cake not tasty. Quality of food seems to be getting worse...

Taste was average. Guess I had higher expectations. We had a salad appetizer, 3 mains and a soup. Drinks for all 3 parties. Bill was over $100... Upon leaving we requested for a glass of warm water and was told $1.50! The waitress then tried to up sell instead- how about today’s special: coconut jelly? To me that was a little disappointing...

Very nice place, well done up. Food is a hit and miss. Some dishes were great some not so. Really spicy despite ordering less spicy. All in all enjoyed our time there.

Food was good although service was a bit patchy due to the number of patrons. That said, our group received most of our dishes promptly.

The service manager was rather cold in welcoming guests at the entrance but luckily the serving staff was okay in their service. Food served was not hot enough. Certain dishes like garlic prawns and tofu skin wraps were on the oily side. The restaurant iwas bright and cheerful and it offered a comfortable culinary experience.

Lovethe tangy mince meat that accompanied the deep fried morning glory salad and the crabmeat curry also stood out amongst all the dishes that we ordered. Would revisit to try the other items on the menu.

Sumptuous authentic thai Cuisine highly recommended. Reasonable pricing and good location. Staffs are friendly and helpful. However if add on bells on individual table, it will be ideal for prompt response require from service staffs.

The omelette rice is very yummy. You can customise it by adding ingredients. Other food like the steamed fish with lime, skinny wings and tom yum soup are delicious too!

Cosy, casual ambience. Suitable for simple family and friends gathering. Not so for special occasions. Food pretty good. The crab omelette is nice. We didn’t like one of the recommended items though - mushrooms with mussels curry.
